The best SA locations to invest in over the next few months are in one of Adelaide’s largest and more affordable council regions, a leading property analyst says.

Hotspotting founder Terry Ryder has identified Port Adelaide Enfield council district as an area tipped to record strong long-term property value growth in his latest National Top 10 Best Buys 2021 report.

He said the area stood out for several reasons, including its affordability, strong rental yields and low vacancies, as well as various major projects boosting the economy.

“The Port Adelaide Enfield LGA is one of the leading markets in the nation for suburbs with rising buyer demand, and prices responded in 2020,” Mr Ryder said in the report.

“The momentum has continued into 2021 – the market is underpinned by strong rental demand and very low vacancies, with all postcodes having vacancy rates well below 1 per cent.”

The report said median house prices in many of the area’s suburbs were between $400,000 and $500,000 and rental yields were between 4 and 5 per cent – making the area appealing to prospective buyers.

Many suburbs had already recorded more than 10 per cent growth in their median values over the past year, including Dernancourt, Gilles Plains, Largs Bay and Semaphore.

Meanwhile, Defence Force contracts, including the long-term project to build navy vessels, and a major relocation of State Government jobs were boosting the economy and creating jobs.

Several other smaller projects will also create jobs and turn Port Adelaide into a residential, tourist and commercial destination.

Harcourts Property People principal Greg Bolto said there was strong demand for property right across the council district, with most properties that sold at auction reaching reserve while others were fetching prices well over it.

Closer to the beach, he said some homeowners had decided to hold onto their properties knowing demand will likely rise as more jobs were created in the area.

But he said even suburbs further away from the beach were performing well.

“They’re all just as hot,” Mr Bolto said.

“Anything 10km from the city is where people want to be too.”

He believed “without a doubt” the council area was a good location to invest in to reap the rewards of long-term growth.
