BUYERS may have to start acting quicker if they want to snare their dream home with new figures revealing the average number of days it takes to sell a house has hit near record lows.

According to CoreLogic RP Data figures days it now takes an average 37 days to sell a home in a capital city.

The lowest ever was 35 days which was achieved in November last year.

Both Sydney and Melbourne were much less than that, achieving their lowest days on market levels of 26 days and 32 days.

In Adelaide it takes on average 52 days, Brisbane, 55 days, Perth 61 days and Hobart 64 days to sell.

You may have to wait around a lot longer in Darwin if you want to sell with average days on market 96 days.

The average time on market figure is measured by the difference between the initial listing date of a property for sale and the contract date.

According to Cameron Kusher of CoreLogic RP Data if the days on market are short it is typically indicative of a seller’s market where homes are selling rapidly and buyers have little time to ponder a purchase decision.

The fastest selling suburb in Australia is Acacia Gardens in Sydney where it only takes on average 16 days for a property to sell.

According to realestate.com.au there are only six properties currently listed for sale in Acacia Gardens.

The cheapest is a three-bedroom townhouse at 3/3 Montel Place, with an auction price guide of more than $670,000.

In Melbourne, Croyden South is the fastest selling with homes changing hands in an average 19 days.

There are ten properties listed for sale in the suburb including a four-bedroom house at 10 Homer Ave, which is to be auctioned on August 8.

Brisbane’s Mansfield is the fastest selling with an average of 31 days on the market while in Adelaide is it Payneham South in 32 days.

Properties in Koongamia in Perth sell within an average 27 days, While in Hobart deals are done in Mount Stuart within 32 days.

In Darwin, Wagaman properties sell in an average 51 days and in Page in Canberra they sell within an average 34 days.

There are 13 properties listed for sale in Wagaman including a two-bedroom unit at 5/41 Carstens Crescent, Wagaman which is seeking offers over $324,000.

Mr Kusher said within most capital cities it was either the more affordable of ‘middle’ priced suburbs where the rate of sale was quickest.
