The recently renovated five-bedroom, five-bathroom residence at 41 Pearl Bay Ave with water access set a new street record, according to CoreLogic RP Data, when it was snapped up after a little over a month on the market.

“This is fourth $10 million-plus sale in Mosman for the year. Overall, the lower north shore’s middle to upper end markets are continuing to move in 2015,” selling agent Tim Foote, principal of Belle Property Mosman said.

“The biggest change we’ve seen this year in the prestige bracket is an increase in local buyers seeking to upgrade, as well as continuing expat activity and Chinese buyers showing even more interest because of the currency’s decline.”

Mr Foote has recently hired a second buyers’ agent who speaks fluent Mandarin to assist him with inquiries from China.

“We have a tailored China marketing strategy that we employ with all prestige properties to drive overseas inquiry; and we had several Chinese inquiries on this home,” he said.
