They’re sky-high, full of glam and come with a price tag many can only dream of — but what’s it really like at the top of some of Melbourne’s glitziest penthouses?
For the lucky owners of Melbourne Square’s 67th floor, the top spot buys you uninterrupted views of the CBD, Albert Park and bay.
The luxurious half-level apartment among the clouds — one of 11 penthouses currently on offer at 119 Cavanagh Street, Southbank — is selling for a meagre $11.6m and has not yet been finished in order to give its buyer an opportunity to “customise” to preference.

CBRE managing director of residential projects Andrew Leoncelli said the three-bedroom, three-bathroom penthouse was a “phenomenal opportunity” for those wanting to downsize in style.
“It’s really an opportunity to design your dream penthouse,” Mr Leoncelli said.
“Every person at that price point has very different tastes — you can take two people with the same budget and they would have very different opinions and what's good or bad, so there’s an opportunity to (make it your own).”
Mr Leoncelli said the building itself “has more square metreage of residential amenities than any building before it” — including a 50m swimming pool and leisure pool on level eight, plus an exclusive third pool and spa on the 54th floor for those living on the upper levels.
There’s also a cinema, private dining rooms and a golf simulator with 400 courses to play.
In Armadale, the top level at 835 High Street in Armadale is also on the market.
The multimillion-dollar residences haven’t yet been completed, but international expressions of interest are already open and will close in April.
The properties will be move-in ready in February next year and are being marketed for a hefty $15m.
Marshall White Stonnington director Leonard Teplin said apartments with such space and luxury did not become available often — especially so close to the city.
“The apartment is about 1000sq m,” he said.
“When you start looking at those proportions, it’s very hard to find that space.”
He said a major drawcard of the property was that the view “will never be built out — you’re not going to have anyone peering over the top of you or have neighbours in your line of site because it backs onto residential streets that are all heritage listed.”
The incredible four-bedroom, five-bathroom penthouse has its own cinema and billiards rooms as well as a private rooftop looking across the city.
Meanwhile at 1401/20 Hepburn Road in Doncaster the penthouse experience is likened to an “exquisitely cut diamond”.
The four-bedroom apartment takes out the whole top floor of the Magnolia building, and includes 360-degree views of the Dandenong, Kinglake, Macedon and You Yangs ranges, as well as Port Phillip Bay and the city skyline.
Jellis Craig Doncaster director Andrew Keleher said the property with a $2.6m-$2.9 asking price was “by far the biggest penthouse in Manningham”.
“This was the developer’s own property,” Mr Keleher said.
“He built it to keep it but has only lived there a handful of times.
“It’s the only apartment on the floor — the lift opens onto that apartment — and he’s spent thousands on upgrades.
“It’s a really rare opportunity.”

An expansive deck/balcony is situated at the back of the property, while a smaller area and garden are beside the entrance.
Mr Keleher also highlighted the proximity to Westfield and the freeway as major drawcards.
“If you’re looking for something special, this is definitely it,” he said.
