From an indoor pool guarded by Terracotta Warriors, to a wine tasting room like “the lobby of a luxury Four Seasons hotel” and a Toorak apartment dubbed “Manland”, some out-there luxury remains on the market to kickstart 2021 for those with big bucks and bold tastes.
Unique top-end pads in South Yarra, Toorak, Elsternwick and Portsea listed last year are still awaiting buyers blown away by some of the most eyebrow-raising perks in Melbourne.
Topping that list is the six-level pad at 270 Punt Road, South Yarra, where mosaic Terracotta Warriors survey your form in the colourfully lit indoor pool.

The three-bedroom, four-bathroom property was initially listed for $8m in October, but is now advertised with a reduced $7-$7.5m price guide via private sale with Dingle Partners’ Anton Wongtrakun, who always expected it to be “polarising”.
“Some people are going to absolutely fall in love with it, but it won’t appeal to others,” he said when it was listed.
“I find it very Miami. I haven’t seen anything quite like it.”
It might be 2021 but there’s still a place described as “Manland” for sale.
The Toorak apartment at 1/32 Grange Road attracted the title for its basement, which packs a six-car garage, soundproofed office, and bar sure to appeal to the most classic of gentlemen.
The space also has a wine rack, cards table, and built-in cabinets where the builder-owner, who fitted it out in authentic Art Deco style to resemble “a New York hotel built in the 1930s”, has stored his impressive collection of model cars.
The dapper four-bedroom digs was listed for $14m in July but is now advertised at $11.75-$12.85m through RT Edgar’s Warwick Anderson.
Also in Melbourne’s most exclusive suburb, a Spanish-style mansion at 5 Highgate Hill is waiting for buyers to bask in its grounds primed for summer with a pool, spa and cabana.
It hit the market with an $8-$8.8m price guide in October and has the same price tag now.
“You feel like you’re in Spain,” Kay & Burton South Yarra partner Oliver Booth said when the Herald Sun covered it last year.
“Being north facing allows a lot of natural light in.”
The seven-bedroom house notably belonged to Ian Dicker — Hawthorn president in the “post-merger” era of 1996-2005 and predecessor to Jeff Kennett — for many years.
By the beach in Elsternwick, sellers of an LA-inspired dream home are still awaiting their dream price.
The bold design at 235 Kooyong Road has been on the market for $7.5-$8.25m since November, with Gary Peer’s Darren Krongold the leading agent on the listing.
His colleague at the agency, Phillip Kingston, told the Herald Sun in November the sprawling four-bedroom pad on 2464sq m down a long driveway should set a record for the suburb, but there were other properties that would compete if they were ever listed.
“It’s an extraordinary Los Angeles-style, sprawling estate in the heart of one of Melbourne’s most sought-after suburbs,” Mr Kingston said.
“To the best of our knowledge it’s one of the largest estates within Elsternwick, and it’s attracting attention from all over Melbourne.”
CoreLogic shows 30 Elizabeth Street in Elsternwick holds the suburb’s residential price record after it sold for $5.675m in 2013.
And in Melbourne’s millionaires’ playground, 35 Wildcoast Road, Portsea, is up for grabs for $8.85-$9.7m through Kay & Burton Portsea director Liz Jensen, who listed it in November.
The “holiday resort” finished just two years ago has an infinity pool, spa, a tennis court and an alfresco terrace with an outdoor kitchen containing a built-in commercial wok, a Teppanyaki plate, a barbecue and fridge on its 3139sq m block.
A 500-bottle wine cellar adjoining a tasting room that resembled “the lobby of a luxury Four Seasons hotel”, plus the eight-car basement garage with lift access to the main floor are other perks, alongside a billiards room for adults and games room for children.
