A neat and tidy three-bedroom Parramatta charmer sold at Saturday auction, earning the seller $150,000 over the initial buyer’s guide price.

The Edwardian-styled home at 1 Harold St in Parramatta, sits on a level block of 679 sqm and has a large freestanding garage and laundry at the rear of the property.

It sold for $1.3 million with a buyer’s guide of between $1,050,000 and $1,150,000.

Agent Rocco Ranieri said the buyers are from near Plumpton and already have children in local schools. They are looking to move closer to Parramatta to cut down the daily commute time.

“The sellers are going off into the wild and looking at acreage somewhere,” he said.

“The sale at $1.3 million is a great result — over the four-and-a-half week campaign we had over 70 inspections and 15 contracts issued.

“At the auction we had six registered bidders and some really strong bidding on the day.

“Three bidders started going back-and-forth at $1.1 million and it went up by $20,000 increments but then two bidders took it to the end.”
