You should never underestimate the value property styling can add to your home.

That is according to Ray White Stone’s Corner sales and marketing consultant Ben Cannon, who sold 24 Mirang St, Mansfield under the hammer for $839,000 at yesterday’s auction.

Mr Cannon said it not only helped smash the highest price recorded on Mirang St by $189,000, it also drew a 50-strong crowd to watch 10 registered bidders vie for the home.

“The way they finished it, just everything, the music, they had the fragrance in those diffusers, people I don’t think realise how much value that can add to the sale,” he said.

“The bidding started at $650,000 and it was rapid fire up to about $750,000 — $775,000.

“Then it came down to three players, one would go $5000, another would go $1000, another would go $1000, one would go $5000 and then it got through that to $820,000 and it stalled.

“Private negotiations got buyers to $830,000, where it came on the market and it sold to $839,000 and that was achieved through two parties going $1000 at a time — it was an interesting one.”

According to CoreLogic, the last time a property on Mansfield St even came close to selling for that amount was in January this year, when No. 18 sold for $650,000.

CoreLogic revealed vendors Eliza Roberts and her builder husband Nath purchased the home in 2005, for just $300,000.

Mrs Roberts, who also co-owns property styling company Sunday Society with her mother, said when they purchased 1965-built home it was in “original condition”.

“We moved every wall except two, and we added more bedrooms, so it was a three bedroom, one bathroom (home) and now it’s a five bedroom, two-and-a-half bath,” she said.

“We did it in stages, we’ve had a few kids in that time as well, we’ve got two small children, so we did it as we went.”

Mrs Roberts said Sunday Society went above and beyond the “normal styling”, as was the case at their own home.

“We like to take it to the next level and put a few more layers in and really add that emotional feel,” she said.

“You walk in and from the experience that everything smells good, it looks good, the lightings on, all the airconditioning is on … even down to the books.

“So you can see yourself living there.

“Little nooks that normally you’d leave empty, filling them so that you could sit there and have a coffee in the morning and see yourself out the back entertaining, with dinner parties and the kids in the backyard.”

Mr Cannon said the outcome was brilliant.

“Mansfield is like Carina, these little pockets that on that fringe are just quite hot,” he said.

“This house was top product for the suburb, by way of how it was finished and ready to rock and roll.”

Mr Cannon also sold Unit 1/238 Old Cleveland Rd, Coorparoo under the hammer for $1,075,000 yesterday.

He said the buyers lived between the Gold Coast and Brisbane and were upgrading from their existing property in Coorparoo.
