A unique slice of commercial real estate is on the market for the first time on Magnetic Island.
The 6348 square metre slice of waterfront land at Nelly Bay is on the market for the first time, and selling agent Adrian Pascoe of Ray White Commercial Townsville said it’s an exciting opportunity for the right developer.
“It is the first time [this property has] been put on the market for sale, the developer of the property has listed it with us as an expressions of interest campaign, seeking all interested parties.â€
Whatever the development, there’s unlikely to be a better location on the holiday hot spot of Magnetic Island.
The site, with 70 metres of water frontage, adjoins the Nelly Bay ferry terminal and IGA retail precinct, and Peppers Resort. The site has been excavated already with plans developed for a basement car park, but Mr Pascoe said it could be turned into anything.
“It’s zoned ‘mixed use’, so that does allow for a multitude of usesâ€, he said adding some of the opportunities could include a hotel/restaurant, retail, a hire car centre, dive operators and, possibly, first floor unit accommodation.Â
Mr Pascoe couldn’t give a price guide, as it’s the only property of its kind on the market on Magnetic Island.
Magnetic Island is a short 15-minute ferry trip to mainland Townsville, with hourly ferries to and from the island along with a barge service. While popular with international and interstate tourists, it’s also popular with locals on weekends and during school holidays.
Mr Pascoe said it’s an opportunity to create something on this “slice of paradiseâ€.
“I think the whole thing sells itself,†he said. “It’s a unique property in its position.â€
“I think the main thing is the zoning allows for mixed use development, so it’s entirely up to the developer.â€
