Fernhill Estate in Mulgoa has just hit the market.

FERNHILL Estate in Mulgoa has recently hit the market with a rumoured $30 million-plus price tag.

Christie’s managing director Ken Jacobs, who is marketing Fernhill, declined to confirm the price guide but said the property is one of Sydney’s most iconic landholdings.

Sprawling across 383ha of lush countryside, the eight-bedroom mansion and outbuildings were constructed over four years.

The 1830s heritage listed homestead is complete with a 16-seat dining room, ballroom, 12 sandstone fireplaces and a horse racing track and stables that, over the centuries, have been home to two Melbourne Cup winners.

The property had been the home of property tycoon Warren Anderson, who sold it following a matrimonial family dispute.

Wealthy South African businessman Simon Tripp and his wife Brenda purchased the property in late 2012.

With the sale, the couple were believed to have secured the mansion outright and entered into a joint venture with Adelaide-based financier Angas to develop a 100-lot plus housing development on its perimeter.

The deal was said to be valued at more than $50 million.

The Tripps embarked on a multi-million dollar restoration project.

Tom Lawson has run the estate since 2012, arriving when the restoration was beginning.

“As time wore on, we peeled back layer upon layer to reveal the history and aspects of it that had been hidden away for so long,” Mr Lawson told the Penrith Press.

Fernhill has been run as a accommodation and equestrian business.

It is a popular site for weddings, corporate getaways and was the backdrop of The Bachelorfinale last year.

When asked why the property is being sold, word from the Tripp camp is Fernhill is being sold “by mutual agreement between the current owners and their financiers.”

Mulgoa locals have voiced strong opposition to proposed rezoning and subdivision of the estate.

Mr Lawson said an application to subdivide the eastern precinct of the estate, was “withdrawn by the landowner.”

A subdivision is pending on the western precinct of the property but Mr Lawson said this “Lot 1” is on a separate title.

“We don’t consider Lot 1 to be part of Fernhill. It was not part of the original land grant, it was an addition that was made so historically it is separate. Most of that peripheral land was made part of the estate after the fact,” said Mr Lawson.
