88 Angel St, Newtown, has a “green roof” aimed at increasing thermal and acoustic ventilation.

THEY look like a modern take on hobbit houses but these terraces are bringing green living into the inner city.

The homes at 88 Angel St, Newtown, were developed by award-winning architects and builders Steele Associates and were completed in March after 18 months of construction.

Only one three-bedroom home, 88B in the centre, is for sale and will go to auction at 11am on Saturday with a price guide of $2.2 million.

The two-storey, three-bedroom terrace comes with eco-friendly features including a self-watering green roof, an 8000-litre water tank, energy-efficient lights and appliances, a smart meter and energy monitoring.

Company director Oliver Steele said the green roof had several purposes.

“It is contributing in a small way to reducing the urban heat island effect,” he said.

“We’ve provided a habitat to attract native birds and insects into the area, which is important for long-term urban ecology.”

The terrace has an automated retractable glass roof over an internal courtyard to provide natural ventilation, letting hot air rise from the building and drawing cool air in.

While the terraces are connected to the power grid, they each have an 8.5kW solar system to generate power for the home.

“For the average household it will provide 100 per cent of their electricity, so you should never expect to pay an electricity bill.”

Mr Steele said he hoped the terraces would play a part in promoting sustainable design.

“What we are hoping to achieve is to encourage conventional property developers to start seeing sustainable design and sustainable technology as a benefit for their developments, which is going to help them appeal to the market,” Mr Steele said.

“We are trying to show that sustainable housing is a win-win for users, for developers and the environment.”

Other features of the home include three bathrooms, a study, and a lockup garage that be converted into a fourth bedroom.

The property will go to auction on Saturday at 11am.
