DOLLHOUSE: This Goulburn property known as Foxgrove is selling for $495,000 to $545,000.

IT’S GOT five paddocks, beautiful gardens and a handy 25 acres of space — but a three-bedroom home in Goulburn might also be one of Australia’s most unusual properties for sale.

It is being sold complete with a replica graveyard, small chapel and a mock pioneer’s cottage insulated with newspaper.

The current owner also has unorthodox taste in decorating: the home is filled with mannequins, wigs and dolls, which appear in the living areas and bedrooms.

The property has been an occasional wedding venue and many of the couples who have tied the knot there have gone on to have their children christened at the estate’s chapel, Raine and Horne selling agent Paul Mewburn said.

Other features of the Winfarthing Road property are unique: the graveyard is cosmetic only. No bodies are buried there and the tombstones bear the names of well-known bushrangers, including Ned Kelly.

The owner is alleged to be fascinated with Australian history and built the mock cemetery, known as Boot Hill, to give her take on the past.

Her interests also extended to early settler history. The replica pioneer’s cottage is built from corrugated iron and includes a fireplace and chimney.

Outside the cottage is a mannequin on a chair, who sits guarding the front porch.

Mr Mewburn admitted that much of the property is “eccentric” but added that it has a number of prized features: there are three dams, the gardens are watered by a computerised system and the home is close to both Goulburn and Marulan.
