High unemployment and little house price growth has helped push Tasmania to become the top state for mortgage delinquencies.

The latest Fitch Ratings mortgage delinquency report revealed Queensland had finally been pushed out of the top spot it had held for some time.

Homeowners in the ACT were found to be the most financially savvy with fewer mortgage holders there behind on their repayments, New South Wales was also not far behind.

The report found Sydney’s mortgage performance had actually benefited the most from the recent rises in house prices.

Budgewoi on New South Wales’ Central Coast for the second time, was Australia’s worst performing postcode in terms of owners missing housing loan repayments.

“It has appeared 11 out of 14 times in Fitch’s previous mortgage delinquency reports,’’ it said.

While Queensland was no longer the state with the most homeowners 30 days or more behind on their repayments, it still had a number of suburbs in the list of the 100 worst performing postcodes. It also had the worst performing region – Mackay.

The number of homeowners falling behind on their repayments had increased since September last year but only 0.99 per cent of mortgages nationally were in arrears.

The best performing regions were lower northern Sydney, inner Melbourne, inner Brisbane and central metropolitan Perth.

Most of the 20 worst-performing postcodes were in metropolitan regions, with the only exception being Mount Isa in far north Queensland.

In New South Wales it was the central coast suburbs of Blue Haven, Budgewoi and Sam Remo.

The worst performing suburbs in Victoria were in the 3214 postcode including Corio and North Shore.

In South Australia homeowners were most behind in their mortgage repayments in the 5108 postcode area including Salisbury and Salisbury North while in Western Australia the area where owners were most likely to be 30 days or more behind on their repayments was Ballajura.

In Tasmania it was owners within the 7010 postcode including suburbs Goodwood and Rosetta, where they struggled to pay on time.

The Northern Territory did not have any suburbs within the top 100 worst performing areas for mortgage delinquency.
